Effective Date: September 1, 2026
These terms cover this website. They do not replace the residency agreement, the house rules, or anything you sign when you move in. Where a signed document and this page disagree about your stay, the signed document governs.
Who we are, and what we are not
Realcovery LLC operates men’s sober living residences in Twin Falls, Idaho. We provide structured, substance-free housing and peer support.
We are not a licensed treatment facility. We do not provide medical treatment, detoxification, clinical therapy or psychiatric care, and nothing on this website is medical advice. The disclaimer sets this out in full and it is the most important page on this site to read before applying.
If this is an emergency, call 911. For a crisis, call or text 988. Those are not our services and we are not a substitute for them.
Using this website
You may read this site, apply through it, and contact us through it. You may not use it to harass anyone, to attempt to reach another resident’s information, or to scrape it at a volume that degrades it for other people.
This website and its contents are provided as is and without warranty of any kind. Availability, pricing, program details and house rules are published in good faith and can change. Nothing here is an offer of a placement until we have accepted your application in writing.
Applications, and what you send us
The application is long because placement decisions are serious. It asks about recovery history, treatment, supervision status, health and emergency contacts.
What you send stays yours. By submitting an application or a message you grant us a limited, non-exclusive licence to use it for one purpose only: assessing your application, placing you, and supporting your stay. That is the whole of it.
An application is never marketing material. We will not quote you, photograph you, or use anything about your recovery in any public material, on this site, on social media or anywhere else, without asking you separately and receiving a clear yes that you are free to refuse or withdraw. Your consent to a placement is not consent to be a story.
How your information is handled, and how to have it deleted, is set out in the privacy policy.
Fees
Fees are for housing and the structure around it. Current amounts are on the site and in your residency agreement, and the agreement is the version that binds. We are not a medical provider and we do not bill insurance or Medicaid for room and board.
House rules and your side of it
Living here means following the house rules you signed. They exist to keep the house substance-free and safe for everyone in it, and they apply the same way to everybody.
You agree to give us accurate information on your application, to respect other residents’ privacy and confidentiality as you would want yours respected, and to indemnify Realcovery LLC against claims arising from information you gave us that was not accurate, or from damage you cause to a house or to another resident’s property.
Ending a stay: termination
This is the termination clause. You may leave at any time. We would rather you talk to us first, and we will help you plan a next step where we can, but nobody is held here.
We may end a placement, including for a rules violation such as using on the premises, or for conduct that puts other residents at risk. That decision is made under the residency agreement and the house rules, not under this web page, and those documents set out how it is handled and what notice applies. Being discharged does not remove your right to your own records or to ask us to delete your information.
Fair housing
We comply with the federal Fair Housing Act and Idaho law. We do not discriminate on the basis of race, colour, religion, sex, familial status, national origin, disability, or any other protected class. People in recovery are protected under the Fair Housing Act, and that protection is one of the reasons residences like this one can exist.
Limitation of liability
To the fullest extent the law allows, our liability for any claim connected to this website is limited to the amount you have paid us, and we are not liable for indirect or consequential losses.
Nothing here attempts to limit liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not permit a business to disclaim.
Governing law and dispute resolution
These terms are governed by the laws of the State of Idaho.

If that genuinely fails, you are not being pushed into private arbitration and you are not giving up your right to bring a claim. Idaho small claims court exists for disputes this size, it is inexpensive, and neither of us needs a lawyer to use it. We are not going to write a clause that takes that away from someone rebuilding their life.
Changes
If these terms change, the effective date above changes with them. Changes to this page do not alter a residency agreement you have already signed.
